1. The Contract has was written with excusive confusion. 

2. That creates disputes. 

3. The contrect REQUIRES mediation between parties and brokers to retain rights that are otherwise standard in California.

4. California requires 100% confidentiality for all parties in mediation and that is "omitted" in this contract. 

Out of context that might look like a good idea. In context it's tantamount to forcing an abused party into a private setting with their abuser's and then telling them whatever is said that might be more mentally or emotionally traumatic could not be shared with others without violating another agreement.
